Basement Conversions in Lancashire, Manchester, Greater Merseyside and Cheshire.

More and more people these days are reacting to property price rises by retaining their existing properties and extending instead. The smarter of these people are making full use of available space and having their damp, dark basements converted into fresh, modern and dry living or working spaces. If your property needs to grow, and you have wasted space below your property, why extend outwards and lose valuable garden space when you could extend downwards or upwards.

Basement Conversion Will Add Value To Your Property

External extensions can be extremely costly and time consuming to build and will almost always involve planning permission. Basement conversions can be a far quicker and more cost effective way to increase the size of your property and in some cases no planning permission is required. In many cases a basement conversion can cost less than half that of a traditional property extension, and will add 20-30% to the value of your property.

Almost any property could benefit from a professional basement conversion or loft conversion. Older properties with existing basements are ideal, even if the head height is not currently sufficient. However it is even feasible to create basements under properties where none currently exists.

There is almost no limit to what you can do with a professionally converted basement.

Thermonex Precast Concrete Panels & Basements
Thermonex Precast Concrete Panels & Basements

Adding a concrete basement will provide 50% more floor area for a typical two storey dwelling.

A basement can also permit a larger garden to be incorporated into any house plot. This offers the builder or developer an economic, thermally efficient and speedy solution to increasing the home's living space with minimal cost.

With traditional construction methodology, a basement requires reinforced masonry or in-situ concrete walls plus internal plastering - plus sealing (tanking). Such a basement will take months to install, whereas a basement made from precast concrete panels can be installed in a few days.

The ThermoneX basement forms a rigid box structure that will support the building of any kind of house or apartment block. The ThermoneX basement is a dry, warm living space that can be used as an office, utility room, workshop, games room, kids den or sauna, without compromising space in the rest of the house.

For a basement, the wall panels and floor slabs are simply erected on site onto the foundation base. The foundation base is cast as a normal concrete slab, thicker at the edges and under any load-bearing internal walls. Walls are attached to the slab with dowel reinforcement, and sealed with a waterproof expandable grout. ThermoneX wall panels are sufficiently strong to act as earth-retaining structures.

To ensure adequate drainage, all basement walls are backfilled with free-draining gravel, lying on top of a land-drain laid around the perimeter of the foundation. On a sloping site, the land drain terminates in a soakaway; on flatter ground it is fed into a sump connected to the stormwater system.

The outside surface of the Thermonex panels can also be fitted with a capillary-reducing filter membrane to assist downward drainage. With the external drainage system, basements only require normal domestic heating and ventilation to keep them warm and dry. Tanking is not required.

Self-builders and developers can enjoy a thermally efficient and speedy solution to increasing the home's living space with minimal cost as well as a larger garden incorporated into the plot.

Compare a readymade precast concrete basement with traditional construction methodology; a traditional basement requires reinforced masonry or in-situ concrete walls plus internal plastering - plus sealing (tanking). These basements will take months to install, whereas a readymade basement manufactured from precast concrete panels can be installed in a few days.

· Pre-installed electrical boxes & conduits - no chasing required

· Pre-installed drainage layer - reducing external water pressure

· Rapid construction - wall panels for basements of up to 100 m2 can normally be completed in two to three days

· Minimum ground loading - no need for piling in soft ground or soils of low bearing capacity

RENDERPLAS LIMITED, STOURPORT ROAD, BEWDLEY, WORCS, DY12 1BD

Corner Beads for all plastered or rendered corners and reveals to ensure a straight arris and to offer protection against impact.

Stop Beads for door and window surrounds to prevent cracking

Bellcast Beads; At or above DPC level and window heads to allow rainwater to drip clear of the underlying substrate

Movement Joints; Must be specified where there is structual movement joint under the render. May be used as a day joint or to define different coloured rendered panels. Should be used in cases of a change to the background substrate.

Drylining Beads for external corners and extremities of plasterboard providing clean edge and protection. Shadow gap can be used beside doorframes and also mid-wall or ceiling.

Our products are designed to be unobstrusive with the narrowest arris on the market, making it ideal for scratched or scraped finishes. Very popular with major house builders, our beads are available in white or creamy sand to blend with most coloured renders.

Used internally, whether in conjunction with wet plastering or drylining, they will not stain during lengthy drying out periods and offer superior protection against impact in heavily trafficked areas.

By specifying a Renderplas PVCu bead, the problems associated with traditional beads and the aggravation of costly callbacks are avoided.
